So far, at PHG we have carried out hotel consultancy studies in Spain, Cuba, Morocco, Mexico, Colombia, Brazil and the United States. Some of the work we perform includes:

Analysing the financial feasibility of new hotel and tourism developments (hotels, hostels, resorts, glamping, tourist apartments, golf courses, marinas, etc.)

Evaluating the acquisition or disposal of hotel assets and projects, or projecting lease estimates

Carrying out complete due diligence processes (financial, management, staff, equipment, regulation compliance, sales & marketing, etc.)

Studying the performance of markets or market segments (city areas, leisure destinations, regions, countries, particular product segments, etc.)

Cross-checking the suitability of alternative leisure real estate models such as condo-hotels, vacation clubs, fractional ownership and destination clubs

We are often asked to cross-check and adjust the accuracy of feasibility studies performed by larger firms such as CBRE, JLL, Savills, Colliers, HVS, etc. We only accept these engagements if we can carry out our own studies

Hotel Asset Management

PHG monitors the performance of properties managed by third party hotel companies in most markets

 

We support hotel owners, such as REITs, banks or investment funds, throughout the life of their hotel assets. If required, we can act as external expert mediators in contract interpretation disputes. We supervise the hotel operators that manage the assets to make sure we extract the highest possible return and realize an adequate asset value increase for the owner. Our hotel consultancy services typically include:

Running an initial diagnosis of all the areas of the hotel and of its competitive performance

Establishing an action plan for the performance of the hotel in alignment with our client

Assisting in the annual budget negotiation (management and capex) at levels that are adequate for the asset and its market

Reporting periodically to the owners on the evolution of the different hotel departments, areas of opportunity and recommended corrective measures

Ensuring that the commonly agreed strategy between the hotel chain and the hotel owner is reached

If necessary, we can provide hotel interim management services for properties (usually distressed debt situations with banks, etc.)
